Roofing Quality Control Checklist

A quality control checklist for roofing installations covering pre-installation site and material checks, installation workmanship, and a post-installation review with a punch list and handover.

Pre-Installation Checks 7/7

  • Most of what comes off a roof lands where people walk, which is why the ground-level exclusion zone goes up before any material does. Where the load is set down matters just as much, since the structure underneath has to carry a stacked weight without complaint.

  • No fastener holds in soft or delaminated sheathing, so it comes out before anything covers it; left in place, the failure returns years later as a warranty claim. A photograph of the rot taken before it disappears is the only surviving record of why the deck work was necessary.

  • Some authorities want to see the work at a set stage, and an inspection arranged after the covering goes on usually means opening it up again. Strata, condominium and heritage consents sit apart from the building permit and are tracked on their own line.

  • An anchor is only as good as what it lands on, so rated hardware goes into structure rather than sheathing, with each worker's harness and lanyard looked over that same day. A generic plan is the usual failure point; this roof's own edges and openings have to appear in it.

  • Color and lot numbers get compared across every bundle up front, because a lot change part way up the slope reads as a visible band that only a strip-off will remove. Bundles kept flat, off the ground and covered stay true, while stacked or sun-baked ones distort and fight you on the roof.

  • Type, lap and fastening are what the assembly's warranty is written around, together with any ice-and-water membrane at the eaves and valleys. How far that membrane reaches up the slope from the eave is dictated by the local frost line, and it is the figure most often overlooked.

  • Counting flashings against the penetrations that actually exist up there, rather than against what was ordered, is what stops the missing piece surfacing half way through. Thickness and metal compatibility count too, since copper meeting aluminum or bare steel corrodes right at the joint.

Roofing Installation 11/11

  • The printed instructions are the document the warranty answers to, so a tidier method that departs from them voids it just the same. Temperature belongs in the picture as well: most self-sealing strips will not bond in the cold and want hand-sealing instead.

  • Count, placement and depth all carry weight: an overdriven nail cuts through the shingle, while an underdriven one props the course above off the deck. Wind-exposed areas normally call for a higher nail count, and it is the first detail an inspector goes looking for.

  • Sunlight breaks underlayment down fast, so anything left open overnight earns a look before it disappears under the finish. Laps only do their job when water sheds over them rather than into them.

  • The starter course supplies the seal for the first row and the wind resistance of the whole eave, which is why one reversed or left out comes back as blow-offs a season later. The overhang past the drip edge is a figure the manufacturer states, not a judgment call.

  • More water passes through a valley than anywhere else on the roof, so the chosen method, whether open metal, closed cut or woven, has to match the specification and stay consistent along the run. A fastener in the center of a valley is simply a hole in the busiest waterway up there.

  • Water is shed by geometry, with sealant serving only as backup, so any detail leaning on sealant alone lets go once it ages. Boot material has to match the pipe as well, since a rubber collar on a hot flue is plainly the wrong part.

  • Step flashing belongs in course by course alongside the roofing rather than as one long strip slid in afterward, with counter-flashing let into or lapped over it. Once a chimney is wide enough to hold snow, it also wants a cricket on the upslope side.

  • Sequence is the whole story: under the underlayment at the eave, over it at the rake, so water leaves the edge instead of running back behind the fascia. Laps have to face the right direction, and the edge needs enough reach out over the gutter.

  • Purpose-made caps outlast field shingles cut down for the job, which crack at the fold the moment the weather turns cold. The ridge line is also what people read first from the ground, so a wandering one is noticed before anything else about the roof.

  • The offset between courses is specified for a reason: too little and the joints stack up, handing water a route straight down. Snapped lines and a running check against the rake catch drift while pulling it back still costs almost nothing.

  • Soffit intake and ridge exhaust have to balance, because ridge vent added over blocked soffits simply draws its air out of the building instead. Different vent types sharing one roof can short-circuit each other until neither does its job.

Post-Installation 7/7

  • Nails travel further than anyone expects, so the magnet belongs across the ground, the driveway and the lawn edges, not only the strip beneath the eaves. Granules and offcuts sitting in a gutter will block it the first time it rains.

  • A test works from the bottom up, each area given long enough for water to find whatever route already exists. Somebody stationed inside at the same moment is what makes the result visible, because that is where a leak announces itself.

  • The last look at the work itself: lifted or cracked material, scuffed panels, dented flashing, fastener heads standing proud. Found now it is a repair while the crew and their gear are still on site; found later it is a callback.

  • The look takes in what surrounds the roof as much as the roof itself: siding, gutters, landscaping, driveway and any vehicle parked close by. Damage the Client turns up after the crew leaves becomes a dispute, whereas damage recorded and raised is only a repair.

  • One last pass over the penetrations at the end takes in the ones added late in the job that never made the original count. It is this second look that finds the vent nobody flashed because everybody assumed somebody else had.

  • Walking it together means anything contested surfaces while the crew and the equipment are still there to deal with it. Who attended and when is worth writing down, since that is the detail people afterward remember differently.

  • The details that end up buried, deck repairs, underlayment, step flashing and valley construction, are precisely what a future claim will ask about. Wide shots place the work in context while close shots show how it was built.

Punch List / Deficiencies 1/1

  • Each entry carries a location, an owner and a date, which is what keeps an open list from quietly turning into a closed one. Nothing outstanding is a genuine result in its own right, so the section reads as checked rather than sitting blank.
